Modera Pomona is a 210-unit podium-style residential development in Pomona, California for Mill Creek Residential. The project focuses on delivering a hospitality-driven leasing narrative within the practical constraints of a commercial budget.
My primary design contribution was value engineering — taking high-end furniture concepts and translating them into detailed AutoCAD workorders for local fabrication, maintaining the luxury aesthetic without exceeding budget parameters. This process required a precise understanding of materials, construction methods, and vendor capabilities.
On the logistics side, I co-developed what we called the "Pillow Matrix" — a comprehensive tracking tool that synchronized fabric yardage calculations, vendor timelines, and real-time budget updates across the full soft goods scope. It sounds granular, but on a project of this scale, that kind of system is what keeps procurement from falling apart. Model unit designs achieved client approval with minimal revisions, directly supporting the project's 2024 leasing timeline.
